New homes and knock-down rebuilds, Sydney

When the house on the block has had its day, a new home designed for the block beats a renovation that fights it. Coast Build builds new houses and knock-down rebuilds from your architect's or designer's drawings, on the beaches, the harbour and the coast south of the city.

What we do

  • A fixed price off your architect's or designer's drawings
  • Complying development where the block allows it, otherwise a development application
  • Demolition and site preparation
  • Structure, roof, glazing, services and finishes
  • Pool, landscaping and driveway where wanted
  • One fixed price, one site manager, one handover

The rules, in short

A new house on a standard block is often complying development under the Housing Code, approved in weeks rather than months. Sloping, bushfire-prone and flood-affected blocks go through council; we tell you which before you commit.

How we work

01

Check the block

Run the address through Block Checker. It tells you what the block can carry under your council's plan and the state housing policies, before anyone draws a line.

02

Check the cost

Our calculator gives a Sydney range for the type of home, the size and the finish. If the numbers work, we visit the block.

03

Approve

Your architect or designer draws it. We take the drawings through complying development or a development application, with the planner, surveyor and consultants it needs.

04

Build and hand over

One fixed price, one site manager, weekly photo reports, and the occupation certificate on the date we agreed.

Questions people ask

Knock-down rebuild or renovate?

If the existing house is poorly placed on the block, has a low ceiling, or needs its structure and services replaced, a new house usually costs little more and gives you a better result. We will tell you which, after a site visit, before you spend anything on drawings.

Do you build on sloping and coastal blocks?

Yes. Most of our blocks are sloping, many are in coastal or bushfire-affected areas; we build to your architect's design and the engineering done for the block, not from a catalogue.

What does a new house cost?

The calculator on this page gives the Sydney range for your floor area and finish. A fixed price follows the drawings.
