Terraces, row houses and manor houses, Sydney

The NSW low and mid-rise housing policy lets a house block near a town centre or station carry terraces, row houses or a two-storey manor house of three or four homes. Coast Build builds them, and prices the block before you commit.

What we do

  • Three to four terraces on a wide block, or a manor house of three to four apartments
  • A fixed price off your architect's drawings, to the policy's height, floor-space and setback standards
  • Development application, including the planner and the consultants
  • Structure, services and finishes for every home
  • Strata subdivision and the sales set-up at the end
  • Fixed price for the whole program

The rules, in short

Terraces and manor houses need a block of roughly 600 m2 and 18 m or more, within about 800 m of a listed town centre or station. The policy sets a floor-space ratio of 0.8:1 and a height of 9.5 m for manor houses. Block Checker shows whether your block is inside the area.

How we work

01

Check the block

Run the address through Block Checker. It tells you what the block can carry under your council's plan and the state housing policies, before anyone draws a line.

02

Check the cost

Our calculator gives a Sydney range for the type of home, the size and the finish. If the numbers work, we visit the block.

03

Approve

Your architect or designer draws it. We take the drawings through complying development or a development application, with the planner, surveyor and consultants it needs.

04

Build and hand over

One fixed price, one site manager, weekly photo reports, and the occupation certificate on the date we agreed.

Questions people ask

What is a manor house?

A two-storey building of three or four apartments on one block, with its own entries and a shared garden, permitted on house land near centres and stations under the state policy. Never three storeys, never more than four homes.

Can I keep one and sell the rest?

Yes. Strata subdivision at completion lets you keep an apartment or a terrace and sell the others, which is how most owners fund the build.

How long does it take?

Twelve to eighteen months from engaging us to handover, most of it in design (your architect) and approval. The build itself runs nine to twelve months for a manor house or a row of terraces.
